A roof at the end of its life costs more every winter you patch it. Nails rust, battens rot, old felt turns brittle and splits, and every slipped tile lets water onto the timbers. When the same leak comes back after two repairs, a new roof is the cheaper answer.
Our re-roofs are the whole job. Scaffold goes up, and the old tiles, battens and felt come off and go in the skip. With the roof open we check every rafter and replace anything rotten. A breathable membrane goes on, new treated battens are set out for the new tile, and the roof is covered in the tile or slate you choose. On a Victorian terrace or one of the garden-city houses of Welwyn Garden City, that is often clay plain tiles or natural slate to match the street. On the new-town estates of Stevenage and Hemel Hempstead, concrete tiles match the houses either side.

How much does a new roof cost in Hertfordshire?
Across Hertfordshire, a re-roof in concrete tiles runs about £7,000 to £11,000 on a two-bedroom terrace, £9,000 to £14,000 on a three-bedroom semi and £13,000 to £20,000 or more on a detached house, scaffold and skip included. How long does a re-roof take?
About a week on the roof for most terraces and semis once the scaffold is up. Slate, dormers, chimneys and bigger houses take longer. Kieran gives you the timescale when he quotes.
Do I need planning permission for a new roof?
Not for a like-for-like re-roof on a house. Listed buildings and some conservation areas are different, and parts of St Albans, Hertford and Hitchin are conservation areas, so check with your council before you change the tile or slate.
What if you find rotten timber?
Kieran shows you what he has found and explains the options before anything extra is done. Rot under old tiles is the one thing nobody can see from the ground.

Can you fit roof windows at the same time?
Yes. With the roof open it is the cheapest time to add them, and we fit roof windows as part of the re-roof.
