These are typical Hertfordshire market prices for a full re-roof in 2026: scaffold, skip, stripping the old roof, new breathable membrane and battens, new tiles, and dry-fixed ridges and verges. Use them to budget. They are not our price list. Kieran comes out, looks at your roof and puts your price in writing, free.
Typical prices by house type
A two-bedroom terrace with a simple pitched roof in concrete tile comes to £7,000 to £11,000. A three-bedroom semi, the house on every estate in Watford, Stevenage and Hemel Hempstead, is £9,000 to £14,000. A detached house runs £13,000 to £20,000 or more. A bungalow often costs as much as a semi, because the roof is big for the size of the house. A full re-slate on a terraced house in natural slate, with scaffold, is £10,000 to £18,000.
Tile, slate or clay
Concrete interlocking tiles are the cheapest to buy and the quickest to lay. Natural slate adds 30 to 50 per cent to the same roof, because it costs more and every slate is nailed by hand. Plain clay tiles sit close to slate on price, because a plain tile roof needs around 60 tiles a square metre against 10 to 15 for an interlocking tile. On the Victorian terraces of St Albans, Hitchin and Watford, slate is what the street was built with, and keeping it keeps the house looking right.
What moves the price
Hips and valleys mean more cutting and more lead. Every chimney needs new flashings, and repointing if the mortar has gone. Dormers and roof windows add time. A three-storey townhouse needs taller scaffold than a bungalow, and a mid-terrace with no rear access takes longer to scaffold and clear. Rotten rafters or wall plates found once the tiles are off are priced separately, with photos, because nobody sees them from the ground.
What a proper quote lists
Scaffold and skip, the strip, the membrane and batten specification, the tile or slate by name, the lead work, how the ridge, hips and verges are fixed, how rotten timber is handled and priced, and the guarantee. If a quote you are given leaves these out, ask for them before you sign.
Conservation areas and listed buildings
A like-for-like re-roof keeps the look of the house. If you want to change the material on a listed building, or in a conservation area such as central St Albans, Hertford or Hitchin, speak to the council first.
Repair or replace?
If the felt in the loft is sound and the problem is a handful of slipped tiles, repair it. If the felt is torn or crumbling, tiles slip every winter and the same leak keeps coming back, you are paying for repairs on a roof that has reached the end. That is when a new roof is the better spend. Kieran shows you what he has found and explains both options, and you decide.

Questions
How long does a new roof take?
A terrace or semi takes about a week on site once the scaffold is up, and a large detached house longer. A good roofer leaves the roof watertight at the end of every day.
How long will a new roof last?
A well-laid concrete tile roof on breathable membrane lasts 50 years and more. Natural slate and clay last far longer.
Is there a guarantee?
Yes. Every new roof comes with our 20-year guarantee, and all our work is guaranteed.
Do I need scaffold for a new roof?
Yes. A full re-roof needs scaffold round the roof for safe working and edge protection. Make sure it is on every quote you compare.
