Roof repair cost comes down to two things: what has failed, and whether it can be reached from a ladder or needs a tower or scaffold. These are typical Hertfordshire market prices for 2026. Use them to budget. They are not our price list, and your written quote gives you the real number.
Slipped, cracked or missing tiles and slates
Replacing a few slipped or broken tiles or slates that can be reached from a ladder or roof ladder costs £150 to £400. A larger patch, or a slope that needs a tower or scaffold, costs more. Matching old clay tiles or Welsh slate costs a little more than concrete.
Ridges, hips and verges
Loose ridge tiles are re-bedded in fresh mortar, or the whole ridge is converted to a dry ridge system with no mortar left to crack. A dry verge does the same job at a gable end. Both are priced on the length of the ridge or verge and how it is reached, and they cost less when they are done while the access is already up for other work.
Lead flashing and valleys
New lead flashing round a chimney is £400 to £900, depending on the size of the stack and whether it needs a back gutter. Renewing a lead valley is £600 to £1,500. Flashing lifted in a storm that only needs dressing back and refixing sits at the bottom of those ranges.
Chimneys
Repointing a chimney stack and renewing the flaunching round the pots is £500 to £1,500, access included. A stack that leans or has loose brickwork needs rebuilding above the roof, at £1,500 to £4,000.
Leaks
A leak costs whatever its cause costs: a slipped tile, split lead, a cracked ridge or a failed flat roof edge. The stain on the ceiling is rarely under the hole: water runs along the felt and the timbers first. Finding where it really gets in is the job, and there is no call-out fee for the look.
Flat roofs and gutters
A split or blister on a flat roof with a sound deck is a patch repair. When the felt has failed across the roof, a new garage or porch roof is £1,000 to £2,500. Re-sealing a leaking gutter joint or replacing a bracket is £80 to £200, and a gutter clean is £70 to £150 on a terrace or semi and £120 to £250 on a detached house.
Emergency and storm damage
After a storm, the first job is making the roof watertight, then the permanent repair. KR & Sons takes emergency call-outs 7 days a week, with no call-out fee, and the permanent repair is quoted in writing.

Questions
Do you charge for a quote?
No. The quote is free and in writing, and there is no call-out fee.
Why does scaffold add so much?
It is a separate hire, put up and taken down by a separate crew. On a small repair, ladders, roof ladders or a tower do the job safely wherever the roof allows, which keeps the price down.
Is a roof repair guaranteed?
Yes. All KR & Sons work is guaranteed.
Should I repair or replace my roof?
Repair it if the felt is sound and the fault is in one place. If tiles slip every winter and the same leak keeps coming back, read our new roof cost guide and ask Kieran to price both.
